Casey Management Developer Relations Casey Management began working with developers in 2002. We have built relationships with local and national developers. We have worked with all phases of projects: from establishing budgets, to hiring vendors, to working with contractors all the way to the developer turnover. We have yet to loose a client. We have built our business from the ground up based on communication. In this day and age it is important that communication not be lost. We utilize all forms of technology but still believe in the personal human touch. Apartment Conversion- We have developed budgets based on the developer´s goals for the individual projects. Since we have experience with all aspects of building management and maintenance we can work closely with the developer to make sure no line item is left out. We have developed budgets for complexes in which the units sell for $100,000 to luxury units that sell for $2,450,000. We manage properties that have clubhouses, elevators, fitness centers, on-site maintenance staff as well as on-site property managers. Based on needs we maintain vendors and contractors in all fields. We do not have only one source for estimates. We have worked off of blue prints to come up with budgets. Staffing- We can advertise, screen and do preliminary interviewing for developers of maintenance staff. We have a company that does background checks of potential staff. We also have a payroll company that can handle the payroll needs of the association. However, if the developer chooses to hire the staff through the procedures they already have in place we can work within those parameters as well. Fiscal Responsibility- Working with a developer is one of the more unique aspects of property management. We have a system in place where we have a "Closing Team" that works closely with the developer´s closing agent to make sure that all transactions are handled smoothly. The experience clients have at closing can often be a lasting impression as well as the first impression of the association. It is our goal that the transaction go as smooth as possible so new owner has the confidence that that the developer is turning the property over in good hands. The Closing Team has unique responsibilities. We meet with the closing agent approximately 60 days before the first closing to go over the closing packets. We set up packets and provide them to the closing agent. These packets include any items that are pertinent to the association, such as parking assignments, clubhouse keys, rules and regulations, payment schedule, association contact information and any other items that might be required. We also work closely with a local bank that has based its business on association banking. Peoples Community Bank provides excellent services to associations. We set up the necessary bank accounts and if the developer chooses to utilize Peoples Community Bank the monies collected at closing can be wire transferred or sent directly to the bank, if this is easier for the closing agent. Developer Services- Casey Management begins providing monthly Financial Statements with the first collections of monies whether that be from the developer or at the first closing. Our accounting department structures a plan based on the developers instructions. Once the developer chooses a plan we provide them with the customized Financial Statements. |
