MANAGEMENT PRESENTATION

 

Mission: At Casey Realty Corporation it is our goal to maintain a high level of  customer service.  We focus on knowing our ever changing market.  It is impossible to master the sales market and the rental market.  We have and will not delve into the sales market.  We feel that it is important for us to continue and focus on property management.  We customize our management packages to fit each owner’s needs.

 

Management Options-

If you are a local owner who is looking to rent your investment property on an annual basis we do offer the non-management option.  This option includes all advertising, showing of the property, tenant screening, drawing up of the leases, collection of deposits and first rental payment, and moving the tenant into the property.  At that point the tenant begins dealing with the owner for the remainder of the lease.  The charge for this service is 8% of the annual lease, which equals on months rent.

 

If you do not live locally we strongly recommend that you utilize our full management package.  In this option we handle all of the same services as above.  However, from there we continue to handle the property on a monthly basis.  Management services include rental collection, bill payments, semi annual inspections, estimates for major repairs, handling of all maintenance calls, and 24 hour answering service.  We also provide each owner with a detailed monthly statement.  We charge a monthly fee of 7% for these services.

 

Advertising-

We advertise on a weekly basis in the Sarasota Herald Tribune and other local newspapers.  We also utilize smaller community papers as well.  As Members of the Sarasota Board of Realtors we put all listings in the MLS.  Since we only handle rentals we receive referrals on a daily basis from local Realtors who handle sales.  We work closely with them to provide the property management services that their clients need.  Our newest form or advertising is our website.  We are now averaging 4000 hits per month.  The website offers photos and detailed information of our listings.

 

Tenant Retention-

We have an effective program in place for tenant retention.  In this market we have found that tenant retention is key.  Keeping the same tenant in place for additional years helps keep the owner’s turnover costs to a minimum.  We inspect each property every six months.  While inspecting the property we not only find out if the tenant is maintaining the property but we also get good information on whether the tenant is planning on staying for an additional time frame.  45 days prior to the end of the lease we send the renewal paperwork.  30 days prior to the lease termination we require the tenants to have signed and returned the paperwork or we begin advertising the property for rental.

 

 

 

Technology-

We are in the fast paced work of cell phones, faxes, email and constant communication.  We have access to all of these instruments.  We also have a website with secure access where our owners can go on a monthly basis for the latest information on what is going on in our office and the area.  We utilized this page during the last hurricane season to update out of state owners on our emergency management procedures.  We updated prior to, during and after the storm to let owners know we had dodged a huge bullet.  We will utilize this page if any situation arises like this again in the future.  During a disaster the phone service may not be available or we may be busy securing our properties, many owners found great comfort in getting to se what was going on down here when they could not get a phone call into the area. 

 

Accounting-

We use "Yardi" Software, which is a specific software for the property managers.  We have utilized Yardi since we started the business.  We have updated the system as the updates become available.  We will continue to upgrade our technology as changes occur in the industry.  We provide monthly accounting statements for all properties.  The original invoices are sent to the owner for their tax records.  Our vendors all work on a 30 day pay and most will break large expenses down into payments.  The accounting department works closely with the owners to make sure all the accounting needs are met.

 

Communication-

We strive for timely communication.  We do not have an automated phone system.  You will always speak to a live person in our office.  Because we provide hands on management we are out of the office periodically, therefore we have administrative assistants to help with our in office daily operations.   After hours we have an answering service that pages the property manager with a detailed message.  We all work together as a team.  Emergency calls can be handled 24 hours a day.

 

Conclusion-

As we have grown over the past few years we have added additional support staff.  Our in office support is friendly and courteous.  We want to maintain a high level of customer service.  We also work together a team.  If an emergency arises and one of the property managers is not available someone else is always there to take the call and start the resolution of the emergency.  Even as we grow we want to provide our clients with the small company focus while providing all of the service, technology and abilities of a larger company.
