- How should the property be prepared?
Every
property should be thoroughly cleaned inside and out, including inside and
outside of all windows and doors. All
carpeting should be checked for wear and tear and replaced or cleaned if
needed. Be sure to paint all walls and
trim about every 3 years. The fresher
that the place looks will increase the marketability of the property.
The
normal things to expect at the end of each rental are some possible spotting or
traffic patterns on the carpeting, a few marks on the walls and trim. Some nail holes from pictures that were
hung. Also burner pans, light bulbs,
refrigerator filters, air conditionings filters may need to be replaced. Always plan for a good thorough cleaning
because everyone’s idea of clean is very different.
- How will you advertise my property?
We have several avenues of advertising. We are members of Chamber of Commerce and have information at the Visitor’s Bureau downtown. All properties are listed on the MLS, Social Media and our web site at www.sarasotaspropertymanager.com. Casey Realty focuses on rentals, many realtors will send their clients who are looking to buy a home in the future to us because they do not fear that we will take a sale away from them.
- What kind of services do you provide?
Full
Management
All Seasonal Rentals are required to be
done with Full Management Services Only.
A.
Casey will procure and qualify the prospective tenant.
B. The lease will be prepared by our attorney
for a fee of $65 paid by the owner. Any lease extensions are a fee of
$35. This fee also entitles the owner to free consultation with the attorney
regarding the lease any time it is needed.
This is priceless.
C.
Casey will handle all maintenance and service
calls and will consult
the owner on anything over $200
except in an emergency situation.
D.
Casey
will collect the rent, handle any late notices and collection of late
fees, and handle any evictions if needed.
E.
Casey
will send owner’s portion of the rent along with a Cash Flow
Statement each month when the rent is paid.
F.
The
cost for Full Management Service is 15% of the monthly rental income which
includes a 8% leasing fee and a 7 % management fee. These fees are not paid until the property is
rented.
Non
Management
A.
Casey
will procure and qualify the prospective tenant.
B.
The
lease will be prepared by our attorney for a fee of $65 paid by the owner. Any lease extensions are a fee of
$35. This fee also entitles the owner to free consultation with the attorney
regarding the lease any time it is needed.
This is priceless.
C.
Casey
will get the tenant moved in and then turn everything over to the owner.
D.
Casey
will turnover the deposit to the owner who must put the deposit in an escrow
account in a Florida bank as required by law.
E.
The
owner will be responsible for all maintenance and service calls. The owner will be responsible to collect all
rent and handle all late notices and evictions as needed and is required to
follow the Florida law.
F.
The
cost for Non Management Services is 10% of the annual rental income which is
equal to one month’s rent. These fees
are not paid until the property is rented.
- What other costs are there?
A.
There is a one-time cost of $150 for an advertising fee which is good
for the lifetime of the listing and is
due at the commencement of the
Listing agreement. This is required for both full management and
non
management services.
B.
The owner can provide us with 4 sets of keys or Casey will get them
made for a service fee of $15 plus $3 per key.
C. For a fully furnished seasonal rental we
can do an inventory at your
request. The cost is determined
by the size of the property.
