Property Management FAQ's

  1. How should the property be prepared?

Every property should be thoroughly cleaned inside and out, including inside and outside of all windows and doors.  All carpeting should be checked for wear and tear and replaced or cleaned if needed.  Be sure to paint all walls and trim about every 3 years.  The fresher that the place looks will increase the marketability of the property.

What is normal wear and tear?

The normal things to expect at the end of each rental are some possible spotting or traffic patterns on the carpeting, a few marks on the walls and trim.  Some nail holes from pictures that were hung.  Also burner pans, light bulbs, refrigerator filters, air conditionings filters may need to be replaced.  Always plan for a good thorough cleaning because everyone’s idea of clean is very different.

How do you screen prospective tenants?

All applicants must complete a Residential Data Application.  This application is processed by Casey Realty which includes a credit check, national criminal background check in all 50 states and sex offender check in 48 states, where state law allows.  We do more than just a Florida background check because there are many people moving in from out of state.  There is also a check for evictions.  Most of the Homeowners and Condo Associations require checks of their own as well.  The applicant is responsible to pay for this fee. In most cases we confirm employment and check rental history.

  1. How will you advertise my property?

We have several avenues of advertising.  We are members of Chamber of Commerce and have information at the Visitor’s Bureau downtown. All properties are listed on the MLS, Social Media and our web site at www.sarasotaspropertymanager.com. Casey Realty focuses on rentals, many realtors will send their clients who are looking to buy a home in the future to us because they do not fear that we will take a sale away from them.
